The Fitzrovia.

The Fitzrovia is a landmark mixed-use development that’s being delivered into a prominent location on London’s famous Tottenham Court Road. It’s designed by architect Stiff + Trevillion for developer team CO—RE and M&G Real Estate.

The project benefits from its location near to the new Elizabeth Line connection at Tottenham Court Road. The new seven-storey building provides modern, open-plan office space, together with eight premium residential units that are accessed via an independent entrance on Morwell Street. Public retail spaces are incorporated throughout the ground level in coordination with the project’s outdoor public realm improvements. With a focus on health and wellbeing, the redevelopment introduces best-in-class wellness and amenities for the building’s occupants, with both private and communal terraces. Everything is designed to BREEAM Excellent.

Structurally, the floorplate design has been optimised in conjunction with the MEP and sustainability strategies to achieve the shallowest possible structural depth; this helps to establish the greatest possible number of storeys within the height limit that’s set by the site’s planning requirements. Set-backs are incorporated, at levels four and five, to create inhabitable outdoor terrace spaces for both workers and residents. The new structure additionally interfaces with an existing neighbouring property along the site’s southern boundary.

AKT II’s civil and infrastructure team has overseen the implementation of a sustainable drainage strategy (SuDS) as part of the site’s redevelopment. A green roof and a basement storage tank together reduce the site’s surface water run-off by 96%, which is now comparable to an equivalent greenfield scenario. This all forms part of aligning the project with the mayor’s ‘New London Plan’ development roadmap.

A new single-storey basement is introduced across the entire plan (with an additional lower storey in one area); this is constructed adjacent to the London Underground’s live Northern Line tunnels, and also within the safeguarding zone of the planned Crossrail 2 railway tunnels. AKT II’s in-house geotechnical team has provided the ground-movement assessment (GMA) that helps to ensure the protection of these infrastructure assets throughout the site’s reconstruction.
